Property Development Finance

Property development finance can be for, property developers, private builders or self build projects. Our panel of lenders have excellent reputations for their expertise, speed, flexibility and reliability.

In most cases a higher level of loan to value can be obtained from such specialist lenders than can be obtained from traditional high street banks.
Property Development Finance is available for:

  • Commercial development finance (Pre let or pre sold)
  • Residential development finance (New build, conversions, extentions)
  • Property Trading (Acquisition, refurb and onward sale)
  • Planning Gain Finance
  • Investment Portfolios

Property Development Finance Criteria

  • Loan Size £100,000 - £5 million
  • Term Up to 24 months
  • LTV 60% of Land/ Site valuation
  • 100% of build costs
  • Valuation Lender's surveyor / valuer will monitor costs, timetable and cashflow.
  • Stage payments are usually released on monthly certification.
  • Site Sites to have planning in place before drawdown of build costs loan
  • As a guide, projects should show a minimum of 25% profit on cost.

Some of our lenders will accept planning gain to be part of your contribution to the deal!
